Where to stay
1 hotel inside a ten minute walk of the start, and 30 within twenty. Where you book matters more here than it does at most races.
The race-week geography
Everything that matters sits on one axis: the Benjamin Franklin Parkway, running northwest from City Hall to the Art Museum steps. The expo is at the bottom of it (12th and Arch), the start and finish are at the top of it (22nd Street and Eakins Oval). Pick your hotel by where you want to be at 5:45 a.m. on a cold Sunday, because the whole Parkway between 22nd Street and Eakins Oval is closed to cars, no traffic gets into Center City from 4:00 a.m., and anything parked on the route gets towed starting at 1:00 a.m. Walking is the only reliable way in.
Logan Square / the Parkway
Under 10 minutes
The cleanest race-weekend base. Hotels sit on or beside the Parkway between 18th and 22nd, which means you walk out the door and onto the start line without crossing a single closed road or riding anything. You can go back to the room after the finish. The trade: it is a hotel-and-museum district, not a nightlife one, so dinner Saturday means a 10 to 15 minute walk toward Rittenhouse or a cab. Also the smallest inventory of the Center City zones, so it books out first and prices accordingly.
Fairmount / Art Museum
10 to 15 minutes
The residential neighborhood immediately north and behind the Art Museum, along Fairmount Avenue. Closest thing to a real neighborhood you can stay in and still walk to the start. Rowhouse rentals and small inns rather than big-box hotels, and a genuinely good strip of casual restaurants and bars on Fairmount Ave for a pre-race dinner that is not a chain. Trade: almost no hotel rooms, so this is a short-term-rental play, and you are on the far side of the finish area from the expo, which becomes a 30 minute walk or a rideshare.
Rittenhouse Square
20 to 25 minutes
Where you stay if the trip is not only about the race. Best restaurant density in the city, best shopping, most hotel choice at every price point, and a genuine square to sit in. Roughly a mile from the start, which is a fine warm-up walk in daylight and a long cold one at 5:45 a.m. Trade: you are trading race-morning convenience for a better weekend. Note that Walnut, Chestnut and Market Streets all close on race days, so a car cannot rescue you; budget the walk and leave 15 minutes earlier than you think.
Convention Center / Market East
25 minutes to the start, zero to the expo
The expo is literally downstairs in Hall F, so packet pickup costs you an elevator ride and you can go Friday morning the minute it opens at 8:00 a.m. Also the best transit position in the city: 11th and 13th Street stations on the Market-Frankford Line, Jefferson Station for Regional Rail. Trade: it is the least charming stretch of Center City, thin on good food at night, and it is the longest race-morning walk of the four Center City zones. Best for someone flying in Friday who wants the expo handled before they even unpack.
Old City / Penn's Landing
40 to 45 minutes, or a subway ride
Cobblestones, Independence Hall, the best bar scene in the city, and you are standing on the course itself, the marathon runs through the historic district in the early miles, so your family can watch from a coffee shop instead of a barricade. Trade: it is the wrong end of town on race morning. You will take the Market-Frankford Line to 15th Street and still walk the Parkway, or pay for a rideshare that cannot get close. Pick this if you are running for fun, not for a time.
University City
25 to 30 minutes across the Schuylkill
Around 30th Street Station and Penn. The play if you are arriving by Amtrak, since you can walk from the train to the hotel, and it is usually the cheapest Center City-adjacent rate. You are also on the course, the marathon crosses into University City. Trade: you cross the river to get to the start, the bridges and river drives are inside the closure zone, and it is a campus-and-hospital district rather than a visitor one.
Hotels, by walk to the start
One structural thing about this race: the start and the finish are the same place, Eakins Oval at the Art Museum. There is no point-to-point shuttle problem to solve. That makes proximity to the Parkway worth more here than at a race where you have to be bussed out anyway, and it means a Logan Square or Fairmount room genuinely buys you an extra 40 minutes of sleep and a warm room to walk back to.

The morning connection
Take rail. The race and the city both say so, and on marathon morning cars are effectively locked out of Center City. The Parkway between 22nd Street and Eakins Oval closes to traffic, no vehicles are permitted into Center City beginning at 4:00 a.m., and the Philadelphia Parking Authority starts relocating anything parked on the route at 1:00 a.m. Security checkpoints at the Parkway open at 5:00 a.m. and everyone is screened by magnetometer, so build in queue time.
Course geometry provenance is stated beside the player; elevation profiles always use the same route loaded there. City geometry is OpenStreetMap, ODbL. Aerial imagery is from USGS and USDA; other images carry their own source credits. Weather figures use Open-Meteo reanalysis for November 18-26 across 2016-2025 at the start line.
