The race-week geography
The mistake here is booking near the start. Hopkinton is a small town 26 miles west with almost no hotel stock, and every runner in the field is delivered there by bus and then walks back into Boston, so a room near the start strands you at the wrong end of the day. Sleep in Boston, close to the finish, and specifically close enough to walk from Boylston Street to your bed at noon in a mylar blanket. The second mistake is assuming a car helps. Boston roads on the route stay closed until 7 p.m., Back Bay streets carry no-stopping restrictions all day, all affected streets get posted with No Parking / Tow Zone signs, and the city's own advice is to stop driving and use the MBTA or Bluebikes. If you drive in, arrive Saturday or Sunday, park the car in a garage, and forget about it until Tuesday.
Copley Square and the finish blocks
4-6 minutes from the finish
This is the default and it is the right default. The Mandarin Oriental is about four minutes from the finish line, Maverick Suites about five, The Bryant and Newbury Guest House about six, and the Boston Marriott Copley Place and 140 Clarendon sit essentially on top of the finish area. The Fairmont Copley Plaza has been the B.A.A.'s headquarters for over thirty years and functions as the official host hotel, which is also why this pocket sells out first. At 5:45 a.m. it is quiet, cold, and full of runners in trash bags walking toward the Common, which is exactly the atmosphere you want. The tradeoff: this is also where the barricades are, gear check is at Boylston and Berkeley, and vehicle access to your own front door on Monday may be impossible.
Back Bay north side, Newbury and Commonwealth
6-10 minutes from the finish
Newbury Street from Arlington to Brookline Avenue and multiple segments of Commonwealth Avenue and Beacon Street carry no-stopping restrictions on race day, so treat this as a walking-only zone from Sunday night onward. The upside is that you are a block or two off the finish chute and can reach Hereford and Boylston on foot without crossing the course. Rooms here skew to small guest houses and boutique properties rather than big-box hotels. If you have family driving in, have them drop bags Sunday, not Monday.
Near the start in Hopkinton

Do not plan on this. Hopkinton roads close from 6:30 a.m. to 1:30 p.m., parking at the South Street lots is described by the B.A.A. as very limited and first-come first-served, and you need your bib just to board the shuttle to Athletes' Village. The only return option is the limited free bus that runs from Columbus Avenue back out to Hopkinton between noon and 7 p.m., which means finishing a marathon and then queueing for a coach. Sleeping out here only makes sense if a local friend is driving you and you have made peace with a long afternoon.
Outside the city, on the Framingham/Worcester line

A budget fallback rather than a preference. The MBTA runs extra inbound and outbound trains on the Framingham/Worcester Line on marathon day and sells a $10 Holiday Weekend Pass good for unlimited commuter rail in all zones from Saturday through Monday, so a room out along that line is reachable. But you still have to get to Charles Street in Boston before your wave's bus loads, and you will do the whole trip again in reverse on tired legs. Only worth it if central Boston has priced you out.

The morning connection
Race morning is a one-way problem: you have to be on Charles Street, between the Public Garden and Boston Common, in time for your wave's bus, and the last bus leaves the Common at 9:30 a.m. with no exceptions. From a Copley-area hotel that is a walk of roughly 20 to 25 minutes, and walking is the most reliable option because it depends on nothing. If you use the T, the important detail is that Copley Station is closed the entire day, so your Green Line options near the finish are Back Bay (Orange Line, one block off Copley Square) and Hynes Convention Center. Buses run but are detoured off Boylston Street entirely; the Boylston at Dartmouth stop is out of service for over two weeks around the race, the Clarendon Street fallback stop closes at 3 p.m. the Friday before, and routes 501 and 504 skip Copley Square. Bikes, including folding bikes, are banned on the subway on marathon day, so a bike is not a backup plan.
